PROJECTS
Interim Management
- Served as Interim Executive Director of a Latino human services and adult education nonprofit during a major managerial transition and eventual merger. Worked with board and senior staff to realign the agency’s budget after a year with a 10% deficit, stabilized operations and continued programs during the exploration of a nonprofit merger. Supervised senior staff; supported the board, transition consultant, merger consultant and merger committee; aligned the agency’s program and organizational budgets; worked with funders and contract managers to support the agency through the transition; transferred knowledge and information to merger partner's Executive Director and senior managers during the transition and post-merger.
- Provided interim management and transition services for a domestic violence prevention and education organization during a leadership transition. Worked with board, senior staff and key stakeholders to maintain stable operations during the search for a new Executive Director. Provided coaching and supervision to senior staff; supported board and several working committees; analyzed the agency's resource development performance, provided strategic recommendations for future fundraising and began implementation; and worked with new Executive Director during the managerial transition.
- Served as Interim Executive Director for an affordable housing and community development organization during a ten month managerial transition. Worked with board, staff, key funders, stakeholders, volunteers and a transition consultant to restructure, stabilize and attract new leadership to the organization following the retirement of a long-term Executive Director.
- Served as Interim Assistant Director for a homeless services agency during a management transition. Led staff, volunteers and vendors in planning and executing this agency's signature event, an annual dinner to raise 10-15% of the annual budget. Assisted with managerial transition, hiring and strategic planning activities.
Strategic Planning and Community Planning
- Working with Goody Clancy, FXM Associates and Community Reinvestment Associates through a Gateway Plus Action Grant from the Commonwealth of Massachusetts Department of Housing and Community Development (DHCD), conducted the housing and homelessness analysis and needs assessment for a comprehensive planning study of the Shirley Avenue neighborhood in Revere, Massachusetts. Worked with the City, neighbors, local nonprofits, business owners and public officials to identify and prioritize the community's housing and homelessness needs and make strategic recommendations to ensure that they are addressed in the years ahead. - In partnership with Community Reinvestment Associates, coordinated the 2008 community-wide consolidated planning process (HUD Strategic Plan for 2008-2012 and Annual Plan for 2008) for various homelessness, housing and community development funding sources available through the U.S. Department of Housing and Urban Development (HUD) for the City of Brockton, a large, urban municipality. Worked with a broad range of stakeholders to provide HUD with information and data about community needs and strategies to address these needs. Collaborated with the Fair Housing Center of Greater Boston, municipal staff and community stakeholders to develop a strategy and implement activities to promote equal access to housing. Prepared and submitted Brockton's application to HUD for the Neighborhood Stabilization Program (NSP) and amended its Five-Year Plan to allow for this new initiative.
- Completed the City of Brockton's Analysis of Impediments to Fair Housing Choice, a HUD-funded and required planning study that provides an overview of demographic and housing market conditions in Brockton; creates a profile of fair housing regulations, resources and issues in the city; assesses the existing market and public policy impediments to fair housing choice; and, recommends policies and activities to diminish or remove identified impediments. - Conducted a real estate market study to facilitate a predevelopment loan for a mixed affordable and market rate condominium and elderly rental housing development in a Boston neighborhood.
- Worked confidentially with several nonprofit organizations to prepare for future growth and change, including business analysis and planning for a local organization seeking to expand regionally, resource development strategic planning to support an organizational expansion and decreased dependence on public funding, strategic partnership and merger exploration, and human resources strategic planning to prepare for the retirement of a long-time Executive Director.
Resource Development
- As part of a transition and interim management team, led the resource development and community relations activities for a community organization serving Vietnamese residents in the Boston area. Raised more than $400,000 in corporate, foundation and governmental funding to support programs and operations as part of the agency's $1.4 million annual budget. Funds raised supported affordable housing, community building, resident organizing, public safety, economic development, child care, and other programs. Also implemented individual donor and membership initiatives.
- Submitted a successful application for more than $80,000 in funds from HUD’s Emergency Capital Repair Program to replace and repair the heat and hot water systems in a subsidized elderly housing development.
- During an executive transition, provided resource development consulting for a community-based organization serving Latino newcomers. Raised funds for youth programs, education, immigration, employment, and other programs and services.
Program Design, Development, Implementation and Evaluation
- Coordinated a long-term evaluation of a regional nonprofit's Fair Housing Enforcement Program, funded through the U.S. Department of Housing and Urban Development (HUD). Worked with staff, program participants and volunteers to assess program effectiveness and participant satisfaction, recommended programmatic and operational improvements and changes where appropriate.
- Provided interim program management and assessment for the lending programs of a community development corporation on behalf of their national partner, NeighborWorks America.
Research and Public Policy
- Co-authored a report on affordable and market rate rental and ownership housing options for people with Multiple Sclerosis. Worked with a committee, staff, and two other consultants to identify housing and funding options, successful models for potential replication, and potential development partners.
- Assisted a municipality, nonprofit partner and funder in designing a program to address distressed and foreclosed properties in a large, urban community.
- Updated and edited a rental and ownership housing resource guide for lower income people with disabilities.
